  • 創新住屋模式的實驗場:藍屋作為傳統的唐樓建築,應維持原有的居住功能。透過引入新的住客,實踐共同居住、共用、共管的概念,令居住傳統得以保留,同時添加社區的動力來源。

    An innovative co-living model: As traditional apartment houses, the buildings of the Blue House Cluster should keep the original purpose. Joined by new residents, “Good Neighbour” is to bring new blood to the community but also preserve its residential tradition, as well as practise the concept of shared living, management and responsibility.

    Enhance human capital: “Good Neighbour” is to draw like-minded people together, who have different expertise but share a passion for building a community.

    Sustainable operation: As “Viva Blue House” is run on a self-financing basis in the long term, the unsubsidised membership fee paid by “Good Neighbour” members is determined with reference to the market rate of the tenement houses in the neighbourhood. This ensures the public funding is used properly, and strengthens the financial sustainability.

    While enjoying their private time and space in a community, people can balance their social life in shared spaces. By sharing food, stories and creative ideas, they can have a happy and new community experience and hence more sense of comfort.

  • 兩者有所不同。一般租約原則上只要交租便可繼續居住,「We嘩藍屋」與「好鄰居計劃」會員的關係不止於業主與普通租客的關係,更希望「好鄰居」成為我們的夥伴,居住之餘並會共同參與社區生活,營造並實踐自主及共用的社區居住文化。

    Usually, tenants can live in a place where they have paid rents according to the tenancy agreements. But members of “Viva Blue House” and “Good Neighbour” are not ordinary tenants as they are also our partners who work together to participate in community life, cultivate and practise an independent but shared residential culture in the community.

    You are expected to join a “Good Neighbour” briefing and gatherings to further understand the scheme before submitting your application. To provide you opportunities to know more about and interact with your neighbours, we welcome you to join various programmes of Viva Blue House.
  • 有意的申請者可於2017年3月5日前遞交申請書參與第一輪評審

    Applicants can submit their applications on or before 5 March 2017 for the first vetting.
  • 通過第一輪書面評審的候選人將於2017年3月11日到現場參觀「好鄰居」單位,同時進入第二輪面對面評審。

    Those who pass the first vetting will visit the flats of “Good Neighbour” on 11 March 2017 and attend the second vetting, which is a face-to-face interview.
  • 通過面試評審的候選人,將通過單位配對程式,與我們簽訂「好鄰居計劃共居生活約章」及「We嘩藍屋—好鄰居計劃居住證」後成為我們的「好鄰居」。

    A flat will be allocated to a shortlisted applicant through a matching system, who will become our “Good Neighbour” after signing “Good Neighbour Scheme Co-living Charter” and “Good Neighbour Scheme Resident Licence”.

  • 藍屋「好鄰居計劃」期望邀請願意共同承擔,又認同「共居」概念的住客。「好鄰居計劃」原則上要求會員能夠積極與社區進行日常交流接觸,參與基本的居住管理活動,具體包括:
    We expect our “Good Neighbour” members are willing to share responsibilities and agree the concept of co-living. Basically, “Good Neighbour” requires our members to interact actively in everyday life and attend general activities that are about managing the buildings, including (but not limit to):

      Blue House Cluster residents’ meeting once a month

        Join community planning meeting in every six months

    • 每位「好鄰居」也可按各自興趣和專長選擇性參與,以下為舉例說明:
      “Good Neighbour” members can follow their hobby and expertise to join selectively. For example,
      • 技能或經驗分享工作坊;
        Host workshops to share their skills or experiences
      • 參與或合辦藍屋公開活動;
        Join or co-organise “Viva Blue House” public activities
      • 共同與其他居民和夥伴建立藍屋環保的生活系統
        Collaboratively establish an eco-friendly living system in the Blue House Cluster with other residents and partners
    • 除了參與活動,也可自行發起或籌備社區活動,當然最終會員資格合適與否仍需經過評審委員會的決定。
      Apart from participation, we encourage you to organize community activities on your own. The vetting has the final decision.
  • 「好鄰居」單位的定價標準是什麼?會員月費(租金)幾錢?
    What is the pricing criterion for the rents? How much is the membership fee?
  • 由於「We嘩藍屋」計劃長遠以自負營盈虧形式運作,為支持計劃的社區文化活動、展覽及歷史建築群的保養及管理,「好鄰居計劃」會員月費 (單位租金) 將以同區唐樓市值租金作參考提供折扣。參考2016年第二季灣仔區唐樓市值租金約為$40 – $45/呎,「好鄰居計劃」黃屋單位定價是$32/呎,藍屋單位定價是$36/呎,具體單位租金可參考單位類別和平面圖(此為網頁)。此會員月費包含物業差餉,需每月清繳。

    As “Viva Blue House” is run on a self-financing basis in the long term, the usage fee paid by “Good Neighbour” members is determined with reference to the market rate of the tenement houses in the neighbourhood and discounted in order to support community cultural activities, exhibitions, maintenance and management of the historic buildings. Considering the market rent of tenement houses in Wanchai is around $40 -$45 per square foot in the second quarter of 2016, we fix the rent of the flats in Yellow House at $32 per square foot while those of Blue House $36 per square foot. For the exact pricing, please refer to the flat categories and the floor plan on the website. The monthly membership fee including rates should be paid every month.
  • 參與「好鄰居計劃」,除了繳交使用費外,還有其他雜費嗎?
    Are there any other miscellaneous fees apart from usage fee?
  • 每戶「好鄰居」每月所使用的水費及電費需按各自使用情況自行清繳。依據 居民需要而產生的其他費用(如垃圾處理費或保安費)則必須在居民大會經過共同協商後,以共識作為基準進行增減調整。

    Water and electricity bills shall be paid by residents themselves according to their usage. For other expenses caused by domestic needs (e.g. waste handling, security fee), residents will negotiate at resident meetings and make adjustment on a compromise basis.
  • 是否需要給付押金?金額多少?何時歸還?
    Do I need to pay deposit? How much is it? And when can I have it back?
  • 簽訂「好鄰居」租約需要繳交兩個月的押金(一個月押金數額等於一個月會員月費)及入住首個月的租金,才能使用住處。押金會於「好鄰居」退租當日歸還。

    “Good Neighbour” members are required to sign “Good Neighbour Scheme Co-living Charter” and “Good Neighbour Scheme Resident Licence”, and pay a deposit which is equivalent to 2 months’ membership fee and the membership fee for the first month before they move in their place. The deposit will be returned to “Good Neighbour” members on the date of surrender.
  • 計劃可否簽短期租約?
    Is a short-term tenancy available?
  • 不可以,因為本計劃其中一個目標為建立豐富的人民資本,及社區營造,故建議租期最少為一年。我們會先與「好鄰居計劃」會員簽訂1年居住証,作為試驗期,如居住情況理想,住後每兩年繼約一次。

    No, in the light of our objectives to enhance human capital and build a community, the tenancy is at least 1 year. We and “Good Neighbour” members will sign a one-year lease as a trial period. If the situation is satisfactory, the tenancy will be renewed every two years.
  • 若任何一方違反規定或提前解約時,有違約賠償嗎? Does compensation apply to the case that either party breaks the rules or ends the contract early?
  • 如想提早解約必須最少提前兩個月告之「We嘩藍屋」,否則押金將不會退還。若「好鄰居」導致傢俱損害、遺失,「We嘩藍屋」有權向「好鄰居」住戶索取賠賞或者直接從押金扣除賠償。

    If “Good Neighbour” members terminate the contract early, they are required to give a 2 months’ notice to the “Viva Blue House” organiser. Otherwise, the deposit is forfeited. If the furniture is damaged or lost by “Good Neighbour” members, the “Viva Blue House” organiser retains the right to claim compensation or deduct it from the deposit.
  • 黃屋單位與藍屋單位有什麼具體分別?
    How different are the flats of Blue House and those of Yellow House?
  • 一方面具備唐樓歷史建築特色,一方面也因為其特殊構造,夏天需開窗通風並盡量減少使用冷氣,以防止瓦頂出現「倒汗水」。

    In terms of average area, the flats in Yellow House are smaller than the ones in Blue House. And on the second floor of Yellow House, the roof tiles are classic Chinese. In this case, it is suggested to keep windows open while using less air-con during summertime to ensure good ventilation and thus prevent condensation on the surface of the roof tiles.
  • 好鄰居計劃」單位有傢俱及電器提供嗎?
    Are the flats of “Good Neighbour” equipped with furniture and electrical appliances?
  • 單位內已裝有冷氣、熱水爐、電磁爐、抽油煙機等基本家電,「好鄰居」須合理使用以上家電,妥善保存家電的保用證及說明書,並對因使用不當而造成的損壞自行處理和賠償,而「We嘩藍屋」計劃將不會負責有關家電的保養及維修。而其他的傢俱及電器則由租戶自行預備。

    Some basic home appliances such as air-conditioner, water heater, induction cooker, range hood are installed in the flats. “Good Neighbour” members should use the appliances appropriately and keep the warranty and user’s manual. If the items are damaged due to misuse, “Good Neighbour” members should handle it themselves and pay compensation. “Viva Blue House” will not responsible for any maintenance. “Good Neighbour” members need to take care of other furniture and electrical appliances on their own.
  • 我是否可以在成為「好鄰居」之後,裝修或改裝房屋現有之設備或結構?
    If I become a “Good Neighbour”, can I have my flat renovated or have its structure changed?
  • 由於藍屋建築群是歷史建築物,因此,「好鄰居」必須遵守保護古物的條例及保養指引進行裝修和維修:包括特別留意建築物外觀、樓板、牆身等。詳情可以在施行工程前與我們商討,我們亦有預備相關手冊,「好鄰居」入選者將獲發「藍屋,黃屋及橙屋保養指引(居民使用) 」以作參考。

    As the Blue House Cluster is made up of historic buildings, “Good Neighbour” members shall comply with the ordinance concerning antiquities protection and the guideline for maintenance when they have their flat renovated especially facades, floors and walls of the buildings. For details, “Good Neighbour” members can negotiate with us before the renovation works or refer to “Guideline for Maintenance of Blue House, Yellow House and Orange House (Residents version)”.
  • 如果成功申請成為「好鄰居」,我是否可以和我的朋友共同租用「好鄰居」單位? 我的朋友是否也要經過「好鄰居」的申請過程?
    If I am shortlisted as “Good Neighbour”, can I rent the flat with my friend together? Is my friend required to submit an application for “Good Neighbour” too?
  • 「好鄰居」不能將單位再分租給其他人。如在申請階段打算與其他人士共居合住單位,可於遞交申請書時標明,並與其一齊參與遴選 ,讓評審一併考慮。

    “Good Neighbour” members are not allowed to sublet the flat to any others. If you would like to share the flat with others during the application stage, you need to mention this in the application and join the interview together as the vetting committee will take all this into consideration.
  • 成為「好鄰居」後是否可以飼養寵物?
    Can I keep my pet if I live in the flat of “Good Neighbour”?
  • 可以。唯「好鄰居」應顧及環境和其他住客,故會員有責任確保所飼養的寵物不會為其他居民及建築群造成破壞及滋擾。

    Yes. “Good Neighbour” members should be considerate and ensure their pets not to cause damage and nuisance to the Cluster and other neighbours.
  • 單位會否提供無線上網或寬頻?
    Are WiFi and broadband ready in the flat?
  • 單位中暫時沒有提供無線上網,但電視寬頻已配備齊全。

    With television and broadband connected, the flats have no WiFi at the moment.
  • 「好鄰居計劃」會員可租用單位作商業用途嗎?
    Can “Good Neighbour” members rent the flat for business purposes?
  • 不可以。基於計劃理念及考慮單位的人流、承重及走火安全,「好鄰居計劃」所有單位的合法用途均為住所(flat use)。

    No. In view of the project objectives, weight capacity of the flats and fire safety, the legitimate use of all “Good Neighbour” units are flat use only.
  • 藍屋建築群是否設有24小時管理員?
    Do security guards stay at the Blue House Cluster 24/7?
  • 為保留唐樓生活文化,建築群內不設24小時管理員。在工作日上午10時至晚上7時,藍屋團隊將在建築群內協助緊急事宜,晚上7時至次日上午10時將由居民們互相協助協調建築群內的居住事項,必要時需要輪流接聽緊急電話。

    There are no 24/7 security guards in the Blue House Cluster in order to preserve the lifestyle of Tong Lau. From 10 a.m. to 7 p.m. on the working days, the “Viva Blue House” organiser is of service at the Cluster. From 7 p.m. till 10 a.m. of the next day, residents need to collaboratively take care of the emergency of the Cluster, and take turn standing by for emergency call if necessary.
  • 藍屋建築群是否停車空間?
    Is there any parking space in the Blue House Cluster?
  • 我們沒有設置停車空間,如需泊車,則需自行安排停車位置。藍屋空地為公共用地,不設停車位。

    There is no parking space in the Cluster while the Open Space is a public area which is not for parking. Residents have to look for other locations when parking their car.
  • 藍屋建築群可否明火煮食?
    Is fire cooking allowed in the Blue House Cluster?
  • 不可以。因為藍屋建築群為評級歷史建築,並具有木結構。所有依據古跡保育的原則,建築群內不可以明火煮食,建議用電力煮食的爐具。

    No, as the Cluster is listed as historic buildings and part of the structures are wood, fire cooking is not allowed in the Cluster according to the principles of heritage preservation. It is suggested to use electrical cooking appliances.
